Literature

One of the most important problems of a modern market economy is the reproduction of fixed production assets, which are characterized by a high wear rate and a significant service life. Physical and moral wear and tear of elevator equipment necessitates the need to attract significant investments for the replacement and reconstruction of passenger elevators in administrative buildings and apartment buildings.

In market conditions, ensuring the competitiveness and survival of enterprises for the repair and production of passenger elevators is possible only by reducing the cost of products, works and services. The estimated cost of modernizing elevators is significantly lower than the estimated cost of purchasing and installing new equipment. Therefore, in diploma theses in the specialty 02.13.11 - Technical operation and maintenance of electrical and electromechanical equipment (by industry), the main attention must be paid to a strict regime of saving material, labor and financial resources to justify the estimate of work on modernizing elevators.

In the economic part of the thesis in the specialty 02/13/11 - Technical operation and maintenance of electrical and electromechanical equipment (by industry), when drawing up local estimates for the modernization of elevators, it is recommended to use the basis-index method. In this case, base prices as of January 1, 2001, to bring them to the current level, are multiplied by the corresponding coefficients - indices, which are published quarterly in special economic journals.

1.1 Basic technical and economic requirements for work on

elevator modernization

When carrying out work to modernize a passenger elevator in an administrative building (residential apartment building), the address must be indicated.

Indicate the deadline for completing the work and the start of the work.

Primary requirements:

The quality of the work performed must meet the requirements of SNiP 3-01.09-87 “Rules for the safe operation of elevators”, approved by the resolution of GOSGORTEKHNADZOR of Russia dated May 16, 2003 No. 10-558-03, GOST 22011-95 and “Rules for the construction of electrical installations (PUE)”.

The contractor is obliged, no later than the start of work, to insure his civil liability for damage caused to the life, health, and property of third parties when performing repair and construction work at the site.

The elevator dispatch communication must provide output to the dispatcher console (DP) of the following signals:

Calling the dispatcher from the elevator cabin and machine room;

Two-way loudspeaker communication from the cabin and engine room;

Machine room door locking;

Staircase lighting control.

Dispatcher communication is carried out on the basis of equipment with output to a control center (for example, ADK-3 “Resurs-M”).

The following equipment is installed in the basic elevator machine room:

Block for collecting, switching and processing information;

Harnesses connected to the junction box;

Machine room intercom;

Limit switch.

An intercom is installed in the elevator cabin.

Placed equipment should be produced in accordance with section 4.3.9 of PUBEL PB 10-55-03.

The equipment is powered from the distribution box of the communication power supply network at home.

Installation should be carried out in accordance with the installation instructions for multi-metric equipment, VSN60-89, PUE and PTB, SNiP 3.05.06-85, materials and equipment that have a quality certificate.

Calculation of local estimates for “Elevator modernization”

2.1 Methodology for calculating local estimates “Elevator modernization”

The local estimate for “Elevator Modernization” includes three types of calculations - general construction work, electrical installation work, commissioning work, as well as calculation of materials not included in the price tag.

All calculations are carried out using the basis-index method. The estimated cost is determined by using current indices in relation to the cost of work in the base period. Indices take into account changes in prices due to inflation, changes in supply and demand for resources, etc.

The table of the local estimate “Elevator modernization” includes a “table header” and lines for the names of works and cost calculations (numbered).

Let us introduce separate designations for parameters in the columns of the table and formulas for carrying out calculations in each row of the table:

O k - total amount of work (costs);

The algorithm for calculating the local estimate for each item of work (each line) includes:

Name of work (from the bill of quantities), standard number (from directories), units of measurement of work (from directories).

O k - total amount of work (from the bill of quantities);

T 1n - labor costs per unit of work of workers not engaged in operating machines (from reference books), man/hour;

T 1e - labor costs per unit of work of workers engaged in operating machines (from reference books), person/hour;

T total – total labor costs of workers by type of work, person/hour;

M 1 - cost of materials spent on performing a unit of work (according to reference books and price lists of materials), rubles;

E 1 - the cost of operating machines, including the salary of machinists, when performing a unit of work (according to reference books), rub.

Direct costs C o, rub., include: wages of workers not engaged in operating machines, cost of materials and equipment, costs of operating machines and mechanisms, calculated using the formula

To calculate direct costs C about for each type of work, we use the following calculation algorithm:

1. The cost of the basic salary of workers not engaged in the operation of machines Z he, rub., for the entire volume of work is calculated according to the formula

8. The estimated cost of work C cm, rub., included in local estimates consists of direct costs C o, overhead costs N o and estimated profit C p (planned savings), calculated by the formula

Recalculation of the cost of costs, machinery and materials from the prices of the base period of January 2001 to the current period of January 2016 is carried out using price percentage indices taken from the directory: cost index: for wages i з =20.537; index for machines and mechanisms i e =12.159; index for materials i m =7.669, i total =10.705

Using formula (9), we find the estimated cost of the work included in the sections “General construction work”, “Electrical installation work” and “Commissioning work” of the local estimate “Elevator modernization”.

2.2 Calculation of local estimates for “Elevator modernization”

As an example, we will make a detailed calculation of the “Electrical installation work” entry of the local estimate “Elevator modernization”.

Code and position number of the standard - TERMR 308-03-545-01

Name of work and costs - Installation of a box (box) with clamps for cables and wires with a cross-section of up to 6 mm 2 (on the wall or on the structure) floor.

Units of measurement – ​​1 pc.

We put it in the table - the total quantity is O k = 10.

According to reference books (TERmr for St. Petersburg), we take the cost of expenses in prices as of 01/01/2001, as well as the labor intensity of the work:

Cost of basic salary per unit of work, workers not involved in operating machines, rub. Z 1n = 3.46;

Cost of operating machines when performing a unit of work (depreciation and wages of machinists), rub. E 1 = 2.85;

Including the cost of wages for machinists involved in operating machines when performing a unit of work, rub. Z 1e = 0.12;

Cost of materials per unit of work, rub. M 1 = 68.80;

Total cost of work per unit of work, rub. C 1 = 75.11;

Labor costs per unit of work of workers not engaged in operating machines (from reference books), man/hour; T 1n = 0.33;

Using formula 2, we calculate the cost of the basic salary for the entire volume of work O to workers not engaged in operating machines,

Using formula 3, we calculate the cost of wages for machinists involved in the operation of ZOE machines for the entire volume of work,

Using formula 4, we calculate the total cost of operating E o machines for the entire volume of work (depreciation and wages of machinists),

E o = 2.85 × 10 = 28.5 rubles.

Using formula 5, we calculate the total cost of materials M o spent on performing the total amount of work O k,

M o = 68.80 × 10 = 688 rub.

We determine the costs E o for the total amount of work O k according to the table data, using formula 6,

E o = 75.11 × 10 = 751.10 rub.

Using formula 7, we find the total amount of labor intensity for workers not involved in operating machines,

T he = 0.33 × 10 = 3.3 people. h.

Using formula 8, we find the total labor intensity for machinist workers, i.e., those involved in the operation of machines,

We enter the calculation results in columns 7, 8, 9, 10, and 12 of the local estimate.

Calculations for other types of work are carried out in a similar way.

If work is carried out in cramped conditions, it is necessary to increase the value of wages, the cost of operating machines and the labor intensity of work by the constraint factor K 1 (from the reference book).

In our example, the constraint coefficient K 1 = 0.15.

We calculate the cost of the basic salary for the entire volume of work of workers not involved in operating machines, taking into account the constraint coefficient,

Z he = 50.12 × 1.15 = 57.64 rubles.

We calculate the cost of operating E o machines for the entire volume of work (depreciation and wages of machinists), taking into account the constraint coefficient,

E o = 29.78 × 1.15 = 34.25 rubles.

We calculate the cost of wages for machinists involved in the operation of ZOE machines for the entire volume of work, taking into account the constraint coefficient,

Z oe = 1.68 × 1.15 = 1.93 rubles.

We calculate the total labor intensity for electrical installation work of all workers, taking into account the constraint coefficient T total,

T total = (4.78 + 0.14) × 1.15 = 5.66 person/hour

Recalculation of the cost of costs, machinery and materials from the prices of the base period of January 2001 to the current period of January 2016 is carried out using price percentage indices taken from the directory: cost index: for wages i z = 20.537; index for machines and mechanisms i e =12.159; index for materials i m =7.669.

We calculate the wages of workers for electrical installation work Z he, taking into account the index i z

Z he = 57.64 × 20.537 = 1183.75 rubles.

We calculate the cost of operating machines and mechanisms E o, for electrical installation work, taking into account the index i e

E o = 34.25 × 12.159 = 416.45 rubles.

We calculate the total cost of materials M o, taking into account the index i m

M o = 1229.44 × 7.669 = 9428.58 rubles.

Total direct costs C about, taking into account price indexation, are determined by formula 10

C o =1183.75 + 416.45 + 9428.58 = 11028.78 rub.

Let's calculate overhead costs H o using formula (11). We take the percentage of overhead costs equal to 81%.

N o = 1183.75 × (81 / 100) = 958.84 rubles.

Estimated profit C p is determined by formula (12):

We take the percentage of estimated profit equal to 51%

C p = 1183.75 × (51/100) = 603.71 rub.

Total cost of electrical installation work C cm, calculated using formula 9

C cm = 11028.78 + 958.84 + 603.71 = 12591.33 rub.

All other types of work are calculated using the same algorithm.

This example estimate considers the case of installing elevator equipment in a new apartment building without the need to dismantle the elevator being replaced. The situation is completely different when drawing up estimates, when a passenger elevator needs to be installed to replace the existing one as part of a planned reconstruction and technical renovation. Then these prices will not be suitable, and it will be necessary to estimate the replacement of elevator equipment according to the collection for repairs and technical re-equipment in part 2 of the TERmr, (FERmr) collections. Let's try to estimate the installation work for the same 9-stop passenger elevator, only now with the dismantling of the old equipment.
